THE AERO CLUB


The Aero Club community is an aviation community consisting of about 260 homes. The reason this community is attractive to my clients is that each home is on an acre lot with about half of the homes possessing hangars and a taxiway that leads to the 4,000’ runway. Light jets up to 12,500lbs are permitted to use Aero Club’s private airport. With the Aero Club located only 1 mile away from WEF, this community is highly sought after by equestrians and pilots alike. The runway keeps even non-hangar homes in this community’s value high. This year The Kopp Group was able to find an off-market Aero Club property on the runway for one of our aviation clients.

BINKS ESTATES


Binks Estates borders Meadowood, and both are communities within walking distance from Wellington Landings Middle School and Binks Forest Elementary School. Binks Estates has a golf club association, so it is perfect for golfers and families alike. You can find mid-priced to high-end homes for sale, ranging in sizes due to a majority of properties being custom built. From 2,600 to 6,000 sq/ft is the average size home for Binks Estates. Our clients love this community as it is the perfect distance for accessibility to schools via golf cart, or a quick bike ride for their children.

Castellina

CASTELLINA


The Castellina community, a fairly new addition to the area, is located near the Wellington Green Mall and Whole Foods, where you can enjoy plenty of shops, new and locally loved restaurants, and an array of entertainment for the whole family to enjoy. Homes here are in the range of 1,488 to 3,292 square feet, making up the 250 single-story family units within the gates – many of which are within lake view. Spoilt with choices for things to do in the area, families still love the clubhouse facilities located just a few steps from their homes – these include tennis and Bocce courts, a swimming pool, a fully functional fitness center, catering space, and large grassy areas for kids. This community is attractive for The Kopp Group client’s due to the nature of the  turnkey Florida second home aspect, yet given that it’s in a great school district, it also is great as a higher-end full-time family community.

EQUESTRIAN CLUB

The Equestrian Club is a gorgeous gated community catering to the luxury comforts of its typical equestrian residents. The large 1 to 2 story properties with open floor plans and vaulted ceilings make for great family homes as well. Further into the neighborhood, you’ll discover a more intimate group of homes developed by Grand Prix Farms – these 10 estates often feature private equine facilities and are a perfect option for anyone looking to have more acreage. Residents of both developments can enjoy the use of the community clubhouse, where residents can use the fitness center, tennis courts, media room, children’s designated area, and horse riding trails. Clients of The Kopp Group love this community because it is located on Lake Worth, and therefore has almost instant access to a main East West artery road, and the Turnpike etc. This community is also located just around the corner from the International Polo Club. We love how upscale and green the community feels while still maintaining the essence of equestrian living.

Grand Prix Farms

GRAND PRIX VILLAGE


Grand Prix Village is unique in that it consists of some jaw dropping and architecturally stunning equestrian estates, and is mere minutes of hacking distance to the Wellington International showground (WEF). The emphasis is definitely on horse accommodation in this neighborhood, with each consisting of multiple acres, and some of the properties having grooms quarters, owners lounges and maybe staff accommodation. Owners in this tony community often have their homes in the neighboring Equestrian Club Estates, which is on the other side of the horse show and a short golf cart away. If you want your horse to live in 5 star accommodation next to the showgrounds, Grand Prix Village is where you want to look. The neighborhood is kept in impeccable condition, with manicured landscaping bordering wide and beautiful bridle paths. A lot of the owners in this community use their properties to generate sizable income by renting out some of the many stalls in this neighborhood. Prepare to pay 5 star prices to stable your horse in one of these barns for the season! Most of the farms have large and well built arenas, paddocks with great fencing, jumps etc. The price point in this community is as you would expect: At the time of writing this, there are no properties available for less than $9m.

Palm Beach Polo

PALM BEACH POLO


Palm Beach Polo and Country Club have been a fixture in South Florida for four decades. Located in central Wellington, this 2,200-acre community offers many types of housing with 45 different neighborhoods ranging from condominiums, townhomes, patio homes to incredible state-of-the-art mansions with lakeside views. Palm Beach Point is a unique luxury equestrian community, purpose built to be a large, exclusively equestrian community. With manned gates and a minimum of 5 acres to each property, all estates have extensive equestrian facilities, while also being only a short hack away from the Winter Equestrian Festival showgrounds. Estates in this community start from 3,000 sq/ft and go up to an inspiring 10,000 – there are still some available lots in the community. Clients of The Kopp Group like this community because it was designed from the drawing board upward for the equestrian, with hacking trails as standard along all of the quiet roads, and many open spaces to ride. Every year another parcel is sold and another beautiful equestrian estate is built. This is the perfect location for an equestrian who likes the security of a manned subdivision and the space and serenity is ensured.

Polo West Estates

POLO WEST ESTATES


Polo West Estates, formally known as Greenview Cove, has been a gated community in Wellington since home building began in the mid-1980s until about 2003. This neighborhood of single-family homes is in the 3-5 bedroom range, with many properties falling within 2,444 to 5,100 sq/ft. A majority of these estates are positioned around either the community lake or golf course, resulting in beautiful views from all angles. This community is a part of the Homeowners Association and has a monthly HOA fee which contributes to the upkeep of the neighborhood and manned gate, along with additional services. The Kopp Group clients value this community for its long-standing reputation in Wellington as a high-end neighborhood for families and equestrians.

Saddle Trail

SADDLE TRAIL & PADDOCK PARK COMMUNITIES


Saddle Trail used to be a quaint equestrian community tucked away in the heart of Wellington. However, since it is within hacking distance to the Winter Equestrian Festival, with many equestrian-only trails snaking through,  this neighborhood has undergone an incredible renaissance with most homes being renovated with many new barns being built. There are approximately 500 luxury homes in the neighborhood, many with private equine facilities, resort-style pools, and outdoor living space to enjoy all year round. Homes here range between 2,500 to 15,000 sq/ft, which appeals to families wanting more space to live and grow. 

This is not a gated community, which appeals to The Kopp Group client who does not want to be restricted. This neighborhood is a perfect community for those wanting a luxury lifestyle that is equestrian-centered and family-filled.

Paddock Park is split into Paddock Park 1 and 11, the difference being a contentious historical zoning which means that some of this community is not able to have equestrian facilities unless they were grandfathered in. The advantage of this is, during the Summer, unlike other 100% equestrian communities, this is still a fairly vibrant off season neighborhood. Given that this community is in great public school areas, there is still a community feel here, even though these neighborhoods are still very popular with equestrians. Similar to Saddle Trail, many farms built 20 years ago, have received significant remodeling, and are now state of the art equestrian facilities competitive with the few new barns that are still being built in this area. A lot of these farms are family owned and rent out stalls during season. Hacking to the horse show is between 10 – 25 minutes depending on where your farm is located. There are bridle paths all through the neighborhoods with dedicated traffic lights where the paths cross the roads. These “horse crossing” paths have been updated in recent years for improved equine and golf cart safety in these neighborhoods. This area is very much part of the Wellington equestrian overlay zoning district.
These communities are not gated, which appeals to Kirsten Kopp Group clients who prefer the community feel of a neighborhood not sequestered by gates. Most of the roads are not paved, but some are still dirt. These homes are mostly on septic systems, some having city water and others well water. Apart from the artery roads of Greenbriar Blvd and Wellington Trace, most of these roads do not have much through traffic.

Southfields

SOUTHFIELDS


The Southfields community is full of luxury custom residences centered around equine living. The perfectly manicured private entrances and large grassy polo fields add so much to the allure of the neighborhood. Properties usually sit on 1 to 10 acres of land, and depending on the home, it may have its private equestrian facilities – some residents have lots that fit upwards of 40 stalls in their barns. Half of Southfields is gated, and the other half is not. However, The Kopp Group clients like this neighborhood because of its proximity to The Equestrian Global Village, and Palm Beach Equine Veterinary Center. The community is on well kept asphalt roads with city water – a plus for equestrian living! It is also one of the most Easterly equestrian neighborhoods and therefore has great access to the restaurants and shops surrounding the Wellington Mall area. To The Kopp Group clients, Southfields is luxury equestrian living at its best.
